There is a dearth of fresh listings in Berkeley and north Oakland at the moment. However, that doesn’t necessarily mean it’s a terrible time to buy. There may not be much out there, but you can be fairly sure that the owners of what is on the market really really want to sell.

Given the choice, most owners would wait until early spring rather than try to move a house around Thanksgiving. Many of the homes currently on the market have already had one or two price reductions. Some have been hanging around for a couple of months or more so buyers are in a strong negotiating position.

Your shopping list might include:

49 Evergreen Lane: this 4/2.5, 3,369 sq ft contemporary (pictured below) is one of those oddities that has a Berkeley postal address but the owner pays Oakland taxes. My 12-year old son fell in love with the “swishness” of the house when we visited on an open house a few weeks ago. It comes with bay views from most rooms, a chef’s kitchen, Brazilian cherry-wood floors and a level rear yard. It’s been on Redfin for 79 days and its current price is $1,995,000.

And there are two homes for sale on Trestle Glen Road in Oakland’s popular Crocker Highlands neighborhood:
