Worth Every Ninety-Nine Million Nine Hundred Pennies (almost sounds affordable?!)

At $999,000 I would normally not be surprised that 1450 43rd Avenue has been on the market for 128 days. The difference is that when some remodeled homes are actually selling in the Sunset for over a million, this home has a better remodel than most of those that I have seen, and unlike others–has income potential in the form of a permitted downstairs unit (the only thing missing is the kitchenette–which there remains room for).

The entire building, including the downstairs addition has four bedrooms and three bathrooms (complete with floor to ceiling marble tile).

The kitchen, dining area and living room offer a unique design, as there is no separation between the two. The kitchen forms a large “L” shape along the walls and opens directly into the living room. This open layout leaves me in a mental furniture-placement conundrum, I can’t figure out how you could put in a dining room table without completely taking over the living room space/eliminating a sofa.

All the upgrades on this property appear top of the line; there are refinished floors, marble countertops and maple cabinets in the kitchen, stainless steel appliances and bathrooms complete with skylights and a Jacuzzi tub. The new lighting fixtures throughout give this home a modern feel. The windows are all double-pane, a plus for energy efficiency, and offer an expansive view.

There is access to the large (level) backyard from both levels, and the lower unit has separate entrances from the front and the rear of the building.

On the downside, the eggshell white paint on the interior is flat and while it looks nice now, it is already showing signs of dirt and wear in certain areas–flat paints do not clean as well as those with some level of gloss. While there are technically three bedrooms upstairs, the third is quite narrow and would best be used in the capacity of an office.

The bottom line, if a million is your budget, this attached home is just as nice–if not better–than the others in the area.
