- Highland Park, IL and Overland Park, KS round out the top three.
- Demand from highly compensated employees of the San Francisco Bay Area’s AI companies earns Noe Valley the No. 7 spot among Redfin’s hottest luxury neighborhoods this year.
- Strong demand, despite elevated costs, is outpacing supply in many high-end neighborhoods, making these areas stand out in a housing market that otherwise favors buyers across much of the country.
Park Slope in Brooklyn, New York, is Redfin’s hottest luxury neighborhood of 2026. Further out west, Highland Park, Illinois is close behind with Overland Park, Kansas ranking at No. 3.
This is according to a Redfin analysis ranking U.S. zip codes in the 100 most populous metro areas—with median home sale prices within the 65th percentile and above for their parent metro—by year-over-year growth in listing views on Redfin.com and Redfin Compete Score—a measure of how difficult it is to win a home. Please note zip codes may encompass more than one neighborhood, village or town, and we chose neighborhood names that are both representative of the area covered and have housing markets that are heating up, according to local Redfin agents. See the methodology section at the end of this report for more details.
“Unfazed by high mortgage rates and an uncertain global economy, luxury homebuyers are having an outsized impact on the otherwise tepid spring 2026 housing market,” Asad Khan, Redfin Senior Economist, said. “The high-end neighborhoods on this list are hot because there’s not enough supply to meet the high demand, bucking the buyer’s market trend much of the country is experiencing this year. Many of these neighborhoods have all the classic factors that appeal to homebuyers of all walks of life, not just those with big bank accounts–lots of nearby amenities, desirable schools and relatively easy commutes with limited turnover; many families are willing to compete to get into these desirable places.”

Demand is strong among homebuyers looking to get into Park Slope, according to local Redfin agents, despite the fact that home prices have been rising very quickly.
Park Slope is attracting buyers with its historic brownstones, access to Prospect Park and an urban lifestyle that doesn’t require living in Manhattan.
Jason Warner, Redfin Principal agent, said families are attracted to the top rated schools and abundant green space in the neighborhood. Working professionals and commuters also value easy access to Manhattan. He says that Park Slope’s proximity to Prospect Park, the second largest park in Brooklyn, makes Park Slope a luxury neighborhood in New York City.
“Park Slope, with all the amenities of Manhattan, plus the feel of a residential neighborhood, is increasingly becoming a preferred alternative to the Upper West Side and Upper East Side enclaves that line Manhattan’s Central Park,” he said. “Especially since the pandemic, homebuyers with young families have shown much more interest in Brooklyn than Manhattan. Many professionals who still have flexibility with remote work are trying to avoid Manhattan completely.”

About 25 miles north of downtown Chicago, Highland Park combines the Lake Michigan shoreline, a walkable downtown and highly rated schools.
John Malandrino, Senior Market Manager in Chicago, says buyers want to be in the area because of its blend of suburban space and commuter convenience.
“Highland Park is an established neighborhood with treelined streets and century-old large houses. The proximity to the lake has historically helped this luxury neighborhood thrive, with tons of urban amenities, but a suburban feel,” he added.
Almost half of Highland Park’s homes are selling above asking price, a sign that buyers are competing despite higher mortgage rates.

Overland Park is one of the Kansas City area’s largest suburbs. It offers homebuyers a mix of highly rated schools and abundant parks. The area is attracting buyers looking for larger homes and newer developments, Jo Chavez, Redfin Premier agent, said.
“There are two big drivers in Overland Park: its highly rated schools and relatively new housing stock—much of it built within the last 25 years,” she said. “Getting into a home in this neighborhood is hard because they go pretty quickly.”
Overland Park’s growing job market and expanding retail have helped make it one of the Midwest’s most sought-after housing markets, Chavez added.
“There are really close knit communities. Each one of these subdivisions has its own personality and social circle. There is a closeness that you don’t see everywhere,” she said.
4. Belmar, New Jersey

Belmar stands out for offering both beach-town charm and year-round livability. Belmar’s walkable downtown, ocean access and restaurant scene attract remote workers and second-home buyers.
Steve K. Kazoleas, Redfin Principal agent, said inventory in Belmar is limited, and there’s strong demand for beach houses.
“Belmar is a magnet for luxury homebuyers, who are looking at larger homes on the beach. The neighborhood has quiet residential streets that allow you to enjoy high-end coastal living. It’s not as congested and most of these homes have exclusive beaches to themselves. The lifestyle is a little slower and you get plenty of room to host and entertain,” he added.

5. Coronado, California

Coronado has a combination of small-town charm, coastal living and proximity to San Diego, John Copeland, Redfin Principal agent, said.
Coronado offers residents golf courses, elite yacht clubs, tennis courts, pickleball and fine dining.
“It feels like a private island escape,” he said. “The peninsula is known for its multi-million-dollar historic mansions, modern custom estates and luxury waterfront properties with private yacht slips.”
Copeland added that Coronado attracts affluent buyers seeking a premier Southern California lifestyle. Limited inventory is also intensifying competition for available homes.

East Orlando is anchored by master-planned communities like Waterford Lakes, Avalon Park and the area surrounding the University of Central Florida.
“Avalon Park is a township that includes restaurants, bars, gyms, dentists, eye doctors, medical facilities and more,” Trevin Perez, Redfin Senior agent, said. “We have everything we need within a one-mile radius. You live, you eat, you play and work in the same area.”

San Francisco’s Noe Valley is one of the city’s most coveted areas, Redfin agents say. Buyers are attracted to the area’s rich cultural history and vibrant business district.
“A lot of people want Noe Valley and Noe Valley only,” Cleveland Motley, Redfin Principal agent, said. “More families are moving in, and they are competing over a very limited supply of turnkey single-family homes. A lot of the demand is driven by tech money and first-time home buyers looking in the $2 to $4.5 million range.”
“Young tech workers are lured to our local AI companies by multi-million dollar compensation packages. That’s bringing a lot of new wealth to the Noe Valley. As a result, home prices are rising very quickly this year,” Ali Mafi, another Redfin Principal agent, added.
8. Scottsdale, Arizona

Scottsdale offers buyers a mix of outdoor recreation, golf-course communities and a convenient location that makes it easy to get to other parts of town. The area’s resort-style amenities and year-round sunshine are major draws too.
Redfin agents say buyers relocating from higher-cost states like California are fueling housing demand in Scottsdale.
Redfin Principal agent Julie Chamberlain says Scottsdale is an “it spot for luxury.”
“It is the place to see and be seen. Scottsdale stands out due to its central location,” she added. “You will find highly manicured gated communities, luxury shopping and high-end experience-focused restaurants. Affluent buyers are planting roots here.”
Redfin Principal agent Kimberly Lotz said she’s seeing homes receive multiple offers.
“Buyers will often sacrifice having a remodeled or updated home just to get into these neighborhoods and are willing to pay for the zip code,” she added. “Sellers are looking for the highest sales price with zero concessions.”

“People don’t leave Libertyville. There’s a sense of community that doesn’t exist everywhere,” John Malandrino said.
In his experience, John says that people who are selling homes in Libertyville are often looking to stay in Libertyville, which keeps supply of homes tight.
“People who grow up in the area want to stay, so I advise buyers who are trying to get into the neighborhood to move quickly,” he added.

Methodology
This Redfin analysis ranks U.S. zip codes in the 100 most-populous metro areas by year-over-year growth in listing views on Redfin.com and Redfin Compete Score—a measure of how difficult it is to win a home in a particular area based on factors including days on market, share of homes that sold above their listing prices and sale-to-list price ratio. The Compete Score for an area is rated on a scale of 0 to 100, where 100 is the most competitive. In order to find the top luxury neighborhoods, we looked at neighborhoods in the 65th percentile and above by median sale price for their parent metro. Please note zip codes may encompass more than one neighborhood, village or town, and we chose neighborhood names that are both representative of the area covered and have housing markets that are heating up, according to local Redfin agents.
All data represents January – February 2026, with year-over-year data compared against the same timeframe in 2025.
To make the list, a zip code must have recorded 50+ home sales between January 1 and February 28 and have a Redfin Compete Score above 50.
