I recently moved to Sacramento to start a new job. I had three days to look for a house. Jim treated me as if I was his only client. I felt the entire time that he was working for me and not just for a commission. He learned what I wanted. He freely pointed out flaws that I didn't notice. He helped me through the rigorous loan process. He gave me countless tips about living in Sacramento. I rarely ever make recommendations or complete surveys, but I would and do recommend Jim Amen enthusiastically!

I've been working with Jim and getting his advice for years. He recently was my agent during a purchase of a bigger house... but let me give you some advice on WHAT was great about him that greatly affected my bottom line. I bought this house for $309k in 2008, when the market hit bottom, there were models selling for $199k. So was underwater big time. My wife and I moved 1/2011 and decided to rent it out at a loss each month. When we moved back last month, we needed to buy a new house (used Jim's recommendation for a lender), found a house, moved in and we needed to sell this particular house ASAP. Why would you do business with anyone else? I've been dragging along Jim for over 5 years now. On my first transaction in 2008, Jim helped me purchase my house... although I was using another agent! It was sad I had to depend on Jim - rather than my real agent... but I'm glad I had him around. So now, 5 years later, I bought a bigger house... and have my original house on the market. Jim is my agent for both transactions at the same time - so as you can expect, I have literally daily questions. My search for a new home in Roseville was difficult due to the criteria that limited my options. I didn't have many homes to choose from so it took many months to find a house that I loved and met all of my needs. The home, like many others, was an REO which made the purchase a little more challenging. Jim took all of my requests and worked diligently with the seller to negotiate on my behalf. Knowing how much I really wanted the home, Jim gave 110% in representing me as the buyer. Now as I enjoy my new home, I'm very thankful I had such a terrific Realtor looking out for me!

The current market is complex and offers different opportunities depending on the clientâs goals. In this situation, the goals were price and closing quickly (so it could be rehabbed and flipped). After discussing all of the options the decision was made to purchase a government-owned home. The price on these homes can be significantly below market value, and you get an answer in 24 hours. The drawback to buying these homes is that all documents have to be signed with a wet signature and returned to the processing agency that contracts with the government right away or the transaction is cancelled. In this transaction, the agency the government hired to process the transaction was not the local agency they normally use, but was instead a new agency located in Southern California. The client was located in the Bay area. The client, the processing agency, and I were all in different parts of the state, but all documents still required a wet signature. This proved to be difficult as when we received documents we had to sign them right away in order to next day air them to the processing agency. This processing agency had their own unique set of forms to sign so due to the time constraints I had to read the forms at the same time I met with my client instead of in advance like I would normally do. I did my best to balance my clientâs goals for a below market price and a quick close with the unique process and timelines required in order to buy a government-owned home. I apologize that I didnât exceed my clientâs expectations and wish him the best the best of luck in rehabbing and flipping his property.5.0
