Nestled in the natural serenity of the Berkeley Hills, 2934 Shasta Rd is a delightful mid-century home situated comfortably on a hillside just below Grizzly Peak. A storybook brick path winds up to a staircase leading to the front entry. Turn left through the door and you’ll find the main living space with original hardwood floors and plenty of room to spread out comfortably. To the right is a beautiful dining room and a “not too” open concept kitchen that was recently reimagined. There are two bedrooms and a nicely updated bathroom to the rear of the home with a small laundry area just before you reach the backyard. Downstairs, you’ll find an additional bedroom with an updated en suite bathroom and plenty of storage space. Tons of recent upgrades to the home include a brand new roof, a french drain along the back of the house, new landscaping and hardscaping, interior and exterior painting, and more.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
