Built in 1916 and thoughtfully updated, this light-filled Craftsman is set against sweeping views of the Golden Gate and the San Francisco skyline. Just a few steps up, you enter a warm interior rich with gum wood, leaded stained glass, and beautifully preserved details. The formal dining room opens to a view deck—an ideal indoor-outdoor flow. In the kitchen, a charming eat-in corner offers a cozy spot for morning coffee. On the main level, a bedroom and full bath provide flexibility with minimal steps—well-suited for guests or those looking to downsize. Upstairs, two spacious bedrooms are bright and airy, with expansive views and abundant natural light. A second full bathroom completes this space. Downstairs, a generous bonus space creates options for a studio, gym, or home office. And don't miss the super cool crafts room! The gardens are a true highlight—mature landscaping with beautiful trees and seasonal plantings, thoughtfully designed for both dining and lounging. The house is all-electric and has a Tesla solar roof, Tesla Powerwall, a heat pump system, and other eco-friendly upgrades. The detached garage offers tons of potential (an ADU, perhaps?). Located in North Berkeley, with convenient access to both Solano Avenue and the shops and restaurants of North Berkeley.

Single Family Residential District - Hillside Overlay Zone
The purpose of the Single-Family Residential (R-1) district is to: Recognize and protect the existing pattern of development in the low-density, single-family residential areas of the city consistent with the General Plan; Make housing available for persons who desire detached housing and a relatively large amount of usable open space; Protect adjacent properties from unreasonable obstruction of light and air; and Permit community facilities such as religious assembly uses, schools, parks, and libraries which serve the local population and are not detrimental to the immediate neighborhood.; The purpose of the Hillside (H) overlay zone is to: implement General Plan policies for hillside development; protect the safety and health of residents where steep topography, unusual street conditions and proximity to the wildland-urban interface create severe risk from wildfire; protect the character of Berkeley's hillside areas and their immediate environs; give reasonable protection to views yet allow appropriate development of all property; and allow modifications in standard setback and height requirements when justified because of steep topography, irregular lot pattern, unusual street conditions, or other special aspects of the hillside areas.
