The Bell Ranch Peninsula. A rural property location at Lake Oroville. Nicely maintained roads lead you to the access of this property. Estimated at a little less than a mile off Oro Quincy. 40.02 acres of beautiful property just above Lake Oroville. Through locked & gated access. Drive past a beautiful pond that covers less than an acre with a man made dam. Pond is naturally fed, and according to owners they have never seen the pond dry. Up and around the hillsides to this properties existing pad at an estimated acre or so. Prior owner was in process of growing grapes in designated garden areas that are privately situated on this property at the pads rim. Existing semi newer RV trailer that sits on the pad, & seller would like to leave. Along with another storage building. There are a couple roads that meander through property. Plenty of area for creativity. There is also an old stone building of some kind at this properties high point that fell over many years age according to sellers. May be another pad area. This is a great property, and within an estimated 2000ft from the lake or so. Great private leisure property for a cabin or year round retreat. Seller may carry to qualified individuals on terms acceptable to seller. Property lines/estimates only.

TM
MA
Timber Mountain Zone
The purpose of the TM zone is to preserve Butte County's valuable timber resources and to protect both the economic and environmental value of these lands. Standards for the TM zone are intended to support the growing and harvesting of timber, pulp woods, and other forestry products for commercial purposes. Permitted uses include logging, timber processing, crop cultivation, agricultural processing, and the management of forest lands for timber operations and animal grazing. Extractive uses that are generally compatible with forestry operations, including mining and oil and gas extraction, are conditionally permitted in the TM zone. The minimum permitted parcel size in the TM zone is 160 acres. The TM zone allows for 1 single-family home per parcel. The TM zone implements the Timber Mountain land use designation in the General Plan.
