A unique opportunity to own an ocean view three-bedroom condominium at Poipu Sands. In this low-density condominium complex adjacent to the Grand Hyatt Poipu and Shipwreck beach, there were only two 3 bedroom condominiums built and now, for the first time in over 3 years, one has just become available for purchase. With 1,772 sq ft of interior living space, and an additional 445 sq ft of covered lanai space, this condominium is spacious enough for full time living. Vacation renting is allowed if you choose to make this your part time Poipu Beach home. Poipu Sands #422 has its own private stairwell. The first floor has a massive lanai that stretches the full length of the condominium with entry points at the living room and downstairs en-suite bedroom. The lanai is large enough to accommodate outdoor dining and two additional seating areas. Sip your morning coffee with views of the ocean to your left and the sweeping lush lawns of Poipu Sands below you. The heated pool can be seen to the right of your lanai and is within easy walking distance from this unit, but is far enough away for noise not to be a factor. Each bedroom has its own AC unit to keep your nights cool and comfortable. The downstairs has two bedrooms and two baths, one of the bedrooms being en-suite. The large living room is spacious and comfortable with lots of room for all to relax and catch up after a day spent exploring Kauai. The updated kitchen has newer appliances and additional bar seating. The entire upper floor is one large master bedroom with Tommy Bahama furniture and its own private lanai, the en-suite bathroom has double sinks, a make-up area, ample closet space and a larger oversized tub and shower. The floor plan allows you to lock off this master suite and rent out the lower floor. This unit is in an active vacation rental program with a terrific rental history, income is available upon request. Plenty of storage with 3 separate lockable storage closets.

Residential District - 10 DU per Acre
The Residential District regulates the number of people living in a given area by specifying the maximum allowable number of dwelling units that may be developed on any given parcel of land. In order not to differentiate between economic groups or life-styles, a reasonable flexibility in the type of dwelling units and their placement on the land has been provided; to establish standards governing the development, construction and use of housing and dwelling facilities; to provide opportunity for all groups of persons to obtain adequate housing within each area of the County suitable for residential use in relation to other land uses and consistent with the preservation of natural, scenic, and historic resources; to establish the level of minimum services necessary to assure the adequacy of housing; to encourage a variety of housing types, sizes and densities necessary to meet the needs of all economic groups and to avoid environmental monotony detrimental to the quality of life; and to maintain the character and integrity of communities within residential districts and support residents in continuing to live and raise their families in these neighborhoods.
