Pristine home with 29' of east-facing, tree-top views in the spectacular Renaissance. This is one of just 32 homes in this historic 1927 community. Move-in ready. Nothing to do. Just settle in and watch the fall colors come to the lakefront - which is steps away! Two homes per floor; the newly refurbished passenger elevator opens to a brightly renovated 2nd floor landing. The home's 16'-long gallery with barrel-vault ceiling leads to an open floor plan. Rooms have 9' ceilings, hardwood floors, beautiful plaster, millwork and paneled doors with original hardware. Recently updated kitchen has Viking, Miele and Thermador appliances, quartz countertops and glass tile backsplash. Large bedrooms have great closet space - including 2 cedar closets. Lovely bathrooms and central AC via mini-splits. Nearing its 100th anniversary, the Renaissance has been meticulously restored and thoughtfully updated to seamlessly blend the elegance of its 1927 heritage with the luxury and convenience you expect today: fully restored lobby with Butterfly entry system; professionally landscaped grounds on north and south sides of building; on-site engineer and professional management; parking immediately available (2 cars, if needed) with EV charging stations; large, renovated laundry room; 20th floor community room with 360 views. Well-managed association has funded massive improvements in recent years including new freight and passenger elevators. Pet friendly, too! Steps to the Edgewater Dog Park, lakefront parks, trails and beaches. Enjoy the shops, restaurants and nightlife of nearby Andersonville.

Bryn Mawr Historic District, located between Sheridan Road and Broadway, is a historic and lake-adjacent Chicago neighborhood with landmark courtyard buildings and a walkable commercial strip. The district reads as a catalog of early 20th-century brick and terra-cotta apartments, with landscaped courtyards that soften the streetscape. The neighborhood’s character concentrates around Bryn Mawr Avenue near Broadway, where independent cafes, global eateries, and small storefronts keep the sidewalks active. Community pillars include the Bryn Mawr Breakfast Club, the Riviera Theatre, and the Aragon Ballroom. Lakefront paths and nearby beaches shape daily routines, while the Red Line anchors citywide connections.

B3-5
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
