Welcome to the iconic Edgewater Beach Apartments, one of Chicago's most recognizable and beloved architectural landmarks, nestled in the heart of the historic Bryn Mawr District. Currently undergoing its first exterior repaint in more than 25 years, this nearly century-old building is being thoughtfully restored to its original "Sunset Pink" color, further elevating the beauty and prestige of this celebrated lakefront address. Offered for the first time in over 25 years, this exceptional residence reflects decades of pride in ownership. Meticulously maintained and lovingly cared for by the same owner, the home offers a rare opportunity to own a piece of Chicago history while preserving the timeless charm, warmth, and character that make residences in Edgewater Beach Apartments so special. This rarely available 16th-floor, east-facing residence offers something few units in the building can claim: unobstructed, panoramic views of Lake Michigan from nearly every room. Wake up each morning to breathtaking sunrises over the water and enjoy the ever-changing scenery that makes this one of the most desirable exposures in the entire building. Spanning approximately 1,200 square feet, the home features two generously sized bedrooms, a spacious kitchen with an oversized walk-in pantry, a large formal dining room perfect for entertaining, and wonderfully proportioned living spaces that showcase the craftsmanship and thoughtful design of a bygone era. Hardwood floors, abundant closet space, natural light, and classic architectural details create a home that feels both elegant and inviting. While exceptionally maintained throughout, the residence also presents an exciting opportunity for the next owner to personalize the space over time while enjoying its remarkable condition from day one. Edgewater Beach Apartments is renowned for offering one of the most comprehensive amenity packages on Chicago's lakefront, including 24-hour door staff, an indoor swimming pool, fitness center, library, arcade, ping-pong room, on-site dry cleaner, restaurant, and a beautifully landscaped private two-acre park and garden exclusively for residents. Garage parking is available for just $115 per month. Beyond the building, enjoy one of Chicago's most vibrant and walkable lakefront neighborhoods. Step outside your door and stroll to Foster Beach, Kathy Osterman Beach, Berger Park, the Lakefront Trail, and miles of shoreline along Lake Michigan. Grab your morning coffee at The Coffee Studio, Metropolis Coffee Company, or Heritage Outpost, meet friends for dinner at neighborhood favorites including Little Bad Wolf, Beard & Belly, Hopleaf, Moody's Pub, Francesca's Bryn Mawr, and Indie Cafe, or enjoy convenient shopping at Whole Foods, Mariano's, Jewel-Osco, and Edgewater Produce. Commuting is effortless with the CTA Red Line stations at Bryn Mawr, Berwyn, and Thorndale just blocks away, express bus service along Sheridan Road, and convenient access to Lake Shore Drive via Foster Avenue. This exceptionally well-managed co-op offers tremendous value with assessments that include property taxes, 24-hour door staff, heat, water, gas, internet, cable television, pool access, fitness facilities, and contributions to reserves. Financing is available with only 10percent down required. An additional benefit for the next owner is the building's current five-year tax moratorium, providing meaningful savings. Monthly assessments are based on $14.82 per share with 115 shares assigned to the unit. Please note that dogs are not permitted. Opportunities to own a high-floor, direct east-facing residence in the legendary Edgewater Beach Apartments are exceptionally rare. Combining breathtaking Lake Michigan views, timeless architecture, full-service amenities, and the enduring character of one of Chicago's most treasured residential buildings, this is a home that can be enjoyed for generations to come.

About Bryn Mawr Historic
District
Bryn Mawr Historic District, located between Sheridan Road and Broadway, is a historic and lake-adjacent Chicago neighborhood with landmark courtyard buildings and a walkable commercial strip. The district reads as a catalog of early 20th-century brick and terra-cotta apartments, with landscaped courtyards that soften the streetscape. The neighborhood’s character concentrates around Bryn Mawr Avenue near Broadway, where independent cafes, global eateries, and small storefronts keep the sidewalks active. Community pillars include the Bryn Mawr Breakfast Club, the Riviera Theatre, and the Aragon Ballroom. Lakefront paths and nearby beaches shape daily routines, while the Red Line anchors citywide connections.

B3-5
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
