This 2-bedroom | 3-bathroom apartment feature a classic 6-room corner floor plan. Positioned on the northeast corner of the building, it offers pretty exposures of the park and lake and lots of natural light. The gracious floor plan flows seamlessly from the foyer into the large living room and dining room. The maid's room is used as a guest room, but it could also make a great office. The wall between the maid's room and galley kitchen could be removed to create a larger kitchen. The updated kitchen features original maple floors, a pantry, newer cabinets, appliances and counters. There are two generous bedrooms both with en-suite bathrooms. In-unit laundry is permitted in the bathroom next to the kitchen. Enjoy resort like living at the Benjamin Marshall designed Edgewater Beach Apartments. Amenities include an indoor swimming pool, 2-acres of green space, a library, a nicely equipped exercise room, 24-hour door staff, on-site management and unparalleled access to the lakefront. Monthly assessments include property taxes, heat, basic cable, Internet, cooking gas, water, use of amenities and more. The building requires a min. down payment of 10%. Leased garage parking is available for $115/month. Sorry, dogs and rentals are not allowed. Enjoy the lakefront, Bryn Mawr Historic district, Andersonville and easy public transportation.

Bryn Mawr Historic District, located between Sheridan Road and Broadway, is a historic and lake-adjacent Chicago neighborhood with landmark courtyard buildings and a walkable commercial strip. The district reads as a catalog of early 20th-century brick and terra-cotta apartments, with landscaped courtyards that soften the streetscape. The neighborhood’s character concentrates around Bryn Mawr Avenue near Broadway, where independent cafes, global eateries, and small storefronts keep the sidewalks active. Community pillars include the Bryn Mawr Breakfast Club, the Riviera Theatre, and the Aragon Ballroom. Lakefront paths and nearby beaches shape daily routines, while the Red Line anchors citywide connections.

B3-5
Community Shopping District
The primary purpose of the B3, Community Shopping district is to accommodate a very broad range of retail and service uses, often in the physical form of shopping centers or larger buildings than found in the B1 and B2 districts. In addition to accommodating development with a different physical form than found in B1 and B2 districts, the B3 district is also intended to accommodate some types of uses that are not allowed in B1 and B2 districts. Development in B3 districts will generally be destination-oriented, with a large Percentage of customers arriving by automobile. Therefore, the supply of off-street parking will tend to be higher in B3 districts than in B1 and B2 districts. The B3 district permits residential dwelling units above the ground floor. The B3 district is intended to be applied to large sites that have primary access to major streets. It may also be used along streets to accommodate retail and service use types that are not allowed in B1 and B2 districts. The B3 district can be combined with the dash 1, dash 1.5, dash 2, dash 3 or dash 5 bulk and density designations (see Sec. 17-3-0401).
