Owning a waterfront property in Colton’s Point is akin to discovering a hidden gem nestled within nature's embrace. Nestled along the tranquil shores of the Potomac River and Dukeharts creek this meticulously maintained home offers a blend of bayside charm and modern convenience. Originally built in 1949 by a waterman, the house exudes rock-solid craftsmanship, featuring block construction with a vinyl siding exterior and a sturdy roof planked with 2x6s. Upgrades over the past four years ensure both comfort and style, including waterproof laminate flooring throughout, a beautifully renovated kitchen boasting butcher block countertops, ceramic backsplash, and all-new appliances. The bathroom underwent a complete remodel in 2021, showcasing luxurious fixtures and elegant tile work. A freestanding ventless gas fireplace adds warmth and ambiance, while a brand-new HVAC system ensures year-round comfort. Outside, a full-length composite deck offers sweeping views of the Potomac River and Dukeharts creek, while the coveted boathouse provides a serene retreat and ample storage for water sports equipment. Hear the whispers of the river serenade you as the gentle lapping of the waves creates a symphony of tranquility. From your wrap around private beach you can witness the vibrant wildlife, from majestic bald eagles and great blue herons soaring overhead to Osprey’s snatching fish right out to the water. With each sunset painting the horizon in hues of pink, purple, blue and gold, casting a warm glow upon the tranquil waters, the magic of this coastal sanctuary intertwines with the luxury of your own private beach and waterfront, weaving dreams into the fabric of reality. In this idyllic setting, every moment becomes a cherished memory, etched against the backdrop of the shimmering river, where you will find your eternal sanctuary amidst the timeless beauty of Colton’s Point.

RPD
Rural Preservation District
The regulations of Rural Preservation Districts are intended to foster agricultural, forestry, mineral resource extraction, and aquacultural uses and protect the land base necessary to support these activities. Low density residential development in this type of district is permitted subject to performance standards that maintain the rural character of the district in recognition of the fact that a full range of public facilities is not provided or planned. The farmer has the right to farm without being restricted by neighboring residential areas. Restricted hours of operation for farm equipment, restricted odor-producing fertilizers, or mandatory noise reductions may not be imposed on farmers in an RPD zoning district. The general intent of the district is to encourage farming without undue burden on the landowner. In accordance with these intentions, the following provisions for the protection of agricultural uses will apply: (1) Any farm use of land is permitted. (2) Operation, at any time, of machinery used in farm production or the primary processing of agricultural products is permitted. (3) Normal agricultural activities and operations in accordance with good husbandry practices, which do not cause bodily injury or directly endanger human health, are permitted and preferred activities, including activities that may produce normal agriculture related noise and odors. (4) The sale of farm products produced on the farm where the sales are made is permitted.
