Live your small-farm dream at this manageable 5.37-acre property! It’s one turn from popular Terhune Orchards and the trails of Carson Woods, between charming Lawrenceville and culture-rich Princeton. The size is just right for a few goats, horses and anyone eager to give country-style living a try. The picturesque property includes a three-stall barn that opens to a paddock, a carriage-style garage and a second barn perfect for projects and parties. The backyard gardens features mature trees and shrubs; raspberry and blueberry bushes; and fig, apricot, persimmon, and cherry trees. A private trail along blackberry bushes connects to the trails through the 183 acres of Carson Road Woods. The house is authentically vintage with covered porches and a surprise in store. Right off the family room, traditionally detailed with a fireplace and whitewashed wood beams, French doors reveal a vaulted sunroom/studio. An artist’s workspace, a spot for self-care, a place to entertain - do it all in this dramatic space also accessible from the renovated kitchen with marble countertops, easy-care flooring, stainless appliances and, of course, a farm sink. The laundry is in the mudroom, adjacent. With built-ins, the front room makes a great office. Two staircases, including a Jersey winder, lead up to 3 bedrooms and 2 full baths. Here's a chance to own and tend your very own farmstead, complete with paddocks, barns and an antique farmhouse on 5 acres, a perfectly manageable size that still allows for horses. The picturesque property abuts Carson Woods in Lawrence Township, just minutes outside of Princeton. Covered porches and wide-plank wood floors are original components of the 19th century house, dramatically enlarged by a slate tiled solarium. Both the kitchen with a handy laundry/mudroom adjoining and the dining room with a beamed ceiling and fireplace open to this versatile, sun-drenched space. Double doors introduce the living room with built-in bookshelves. A formal front staircase and a set of charming winders give access to 3 bedrooms. Two share a jack and jill bath with glazed tiling around the tub. A second hall bathroom also has a freshly tiled tub. Three attractive outbuildings are mere steps from the huge back deck. Carriage-style doors adorn the two-bay garage. Use one barn for storage and the other, complete with stalls and plumbing, for horses or another animal or hobby of your choice. EP-1
Environmental Protection 1 District
The Environmental Protection 1 district is designed for low intensity uses primarily in the northwest area of the municipality where poor water yields and strata for septic systems dictate large lot development in an area of little or no public infrastructure and severe environmental constraints, including but not limited to, a seasonal high water table, shallow depth to bedrock, and steep slopes along the Stony Brook. Further, the purpose of the EP-1 district is to protect the environmental resources and qualities of this area, maintain the rural character of roads and scenic views, and retain farmland. The EP-1 designation is contrasted with the EP-2 district by being underlain with the Lockatong-Argillite geologic formation as depicted in the adopted Master Plan. Both the EP-1 and EP-2 districts, though poorly suited for development, are exceptional areas for non-irrigated agriculture. Because of this last factor, clustering of residential units is preferred whether under the provisions of this section or 428.
