Imagine starting every morning with a coffee in hand on your private 40-foot terrace, watching the sunrise over the water... welcome to "On the Sound," a premier luxury gated community on City Island. The moment you step inside, the "wow" factor is undeniable; 15-foot cathedral ceilings soar above a sun-drenched, spacious floor plan that feels both grand and inviting. The kitchen is clean and modern, featuring white maple cabinetry, Caesarstone countertops, and a large center island that’s perfect for prepping meals while staying part of the conversation. In the living area, a Carrera marble gas fireplace adds a sophisticated focal point, while double French doors lead right back out to the terrace. It’s an ideal setup for keeping the doors open to catch the salt air and the breeze. The primary suite is a true standout, featuring a custom walk-in closet plus a second closet for extra storage. The luxurious primary bath is finished in Carrera white marble and includes double sinks and a large glass-enclosed shower. With three bedrooms and three full baths in total, there is plenty of flexibility for a home office or guest space. The unit includes its own one-car garage with an additional storage space, attic storage and in-unit laundry. Residents also enjoy amenities such as a clubhouse, a fitness center, and a heated in-ground pool. It’s resort living at its best in the much-desired area of City Island!

City Island, located between Pelham Bay Park and Eastchester Bay, is a waterfront and village-like New York neighborhood with a working marina and a seafood-row main street. The neighborhood’s character concentrates along City Island Avenue near the City Island Bridge, where bait shops, oyster bars, and old-school taverns line the sidewalks beside dock gates. Clapboard cottages and captain’s houses sit close to the street, while boatyards and slips edge the shoreline. Johnny’s Reef anchors the casual dockside ritual, and the City Island Nautical Museum keeps local maritime lore in view. Orchard Beach and the Pelham Bay Park trails frame daily routines with salt air and long horizons.

R3A
CD
Low-Density Non-Contextual Residence District
Characteristic of many of the city's older neighborhoods, R3A contextual districts feature modest single- and two-family detached residences on zoning lots as narrow as 25 ft in width. Parts of College Point and Whitestone in Queens, City Island in the Bronx and Port Richmond in Staten Island are typical R3A neighborhoods. The amount of required open space on residential lots in R3A districts is governed by yard requirements. New detached homes must have two side yards totaling at least 8 ft, but there is no minimum width requirement for either one. R3A districts also permit zero lot line buildings which are set along a side lot line and have 1 side yard at least 8 ft wide. The front yard of a new home must be at least 10 ft deep and, to promote a unified streetscape, it must be as deep as an adjacent front yard but need not exceed a depth of 20 ft. The maximum floor area ratio (FAR) of 0.5 may be increased up to 20 percent by an attic allowance for the inclusion of space beneath a pitched roof. The perimeter wall may rise to 21 ft before sloping or being set back to a maximum building height of 35 ft. Parking is in the side or rear yard but an in-house garage is allowed if the lot is 35 ft or wider, provided the driveway is at least 18 ft deep. One off-street parking space is required for each dwelling unit.
