Welcome home to this fully renovated one-bedroom, one-bathroom co-op on the seventh floor of a well-maintained, full-service building. Flooded with southern light through oversized windows, the apartment features dark hardwood floors and a tastefully renovated kitchen and bath. The expansive living area offers abundant space for entertaining, daily living, and working from home. Oversized windows fill the room with natural light, while the flexible layout easily accommodates a large dining set. The kitchen is outfitted with stainless steel appliances, abundant storage, Carrara marble countertops and backsplash, a double-door refrigerator, and a Bosch dishwasher. The bedroom offers a quiet retreat with ample closet space, while the spacious en-suite marble bathroom features an oversized soaking tub, a modern vanity, and clean finishes. The Gentry is a gated postwar co-op with a 24-hour doorman, live-in superintendent, package room, and laundry on every floor. The building offers a flexible sublet policy after two years of ownership, and pets are welcome. Ideally located near Prospect Park, with easy access to the B and Q trains at Parkside Avenue and the 2 and 5 trains at Winthrop Street, plus the restaurants, cafés, and shopping along Cortelyou Road and Church Avenue.
Flatbush, located between Prospect Park and Midwood, is a residential and commercial New York neighborhood with a grand prewar streetscape and a busy, transit-linked main drag. The neighborhood’s character concentrates around Flatbush Avenue and Church Avenue, where produce markets, Caribbean bakeries, barbershops, and late-night eateries keep the sidewalks in motion. Tree-lined blocks feature limestone rowhouses, brick apartment buildings, and freestanding homes near Ditmas Park’s wide porches. Brooklyn College adds a collegiate rhythm along Bedford Avenue. Kings Theatre anchors nights out with restored movie-palace glamour. Prospect Park sits at the edge for long loops and open lawns.

R7-1
C1-3
General Residence District
R7 districts are medium-density apartment house districts mapped in much of the Bronx as well as the Upper West Side in Manhattan and Brighton Beach in Brooklyn. The height factor regulations for R7 districts encourage lower apartment buildings on smaller zoning lots and, on larger lots, taller buildings with less lot coverage. As an alternative, developers may choose the optional Quality Housing regulations to build lower buildings with greater lot coverage. Regulations for residential development in R7-1 and R7-2 districts are essentially the same except that R7-2 districts, which are mapped primarily in upper Manhattan, have lower parking requirements.
