Spacious ALL STONE home in heart of old Leesburg!! Almost half acre yard! Detached STONE garage! Upstairs has a possible additional 2 bedrooms. 2 WB Fireplaces, partially finished basement. House is currently on septic but can be converted to public sewer. This home needs substantial renovation. This is a bankruptcy, SOLD COMPLETELY AS-IS, all terms subject to court approval. Great potential!
Major fixer-upper. Beautiful stone exterior. Exterior wood trim rotting. Original hardwoods. Non-functioning bathroom on main level. Another bathroom and bedrooms on upper level but the ceilings are very low (converted attic). Wood stove and...
radiator heating. Wet, unfinished basement. If there's a way to gut the house and save the stone exterior, it would be the way to go. Fronts to a somewhat busy street.

R-6
GATEWAY DISTRICT - EDWARDS FERRY RD
Moderate Density Residential District
The R-6, Moderate Density Residential District is primarily intended to accommodate singlefamily and duplex residential development at a density of no more than six single-family detached dwelling units per acre. The district is generally appropriate for application in areas designated in the Town Plan for Medium Density Residential development. The moderate density development patterns promoted by the R-6 District are intended to promote efficient use of land by encouraging the provision and conservation of open space through cluster development. Cluster development allows a reduction in lot area, yard setback and bulk requirements, provided maximum density allowed by the underlying zoning district is not exceeded. Residential cluster developments must preserve the integrity of their sites by protecting and promoting the preservation of steep slopes, stream valleys, desirable vegetation, and other natural features.
