Located in the Antelope Valley, Lancaster, CA, is a desert oasis with hot summers and chilly winters. Home to the California Poppy Festival, where you’ll see vibrant and colorful wildflowers along the hillside, there’s plenty of natural beauty to explore in Lancaster. And with parks, recreational areas, and performing arts centers, Lancaster may just be the Southern California city for you. For example, the median home sale price is $460,000, while the average rent in Lancaster is $2,544.

You’ll find countless neighborhoods that make up Lancaster – each with a distinct charm and flair. There are so many, that you may not know what Lancaster neighborhood you want to live in. So if you’re looking for the perfect neighborhood in Lancaster to call home, here’s a guide to them (listed alphabetically).

1. Desert View

Desert View is a residential neighborhood in the northern part of Lancaster. While the area is mainly residential streets, you can find a few shops, restaurants, and parks. You can mainly find single-family homes in Desert View and many of the homes are in the ranch style.

2. Downtown

The Downtown Lancaster neighborhood is a small area with a few landmarks like The Lancaster Performing Arts Center and City Hall. There are also lots of restaurants to stop by along West Lancaster Boulevard. Downtown Lancaster is the most walkable neighborhood in the city with a Walk Score of 81.

3. El Dorado

El Dorado is a residential neighborhood with lots of homes and apartments. It’s just outside of Downtown Lancaster so you’re never far from an afternoon activity.

4. Joshua

The Joshua area is a residential neighborhood with a few stores and restaurants located along Challenger Way. The single-family homes in Joshua are mainly ranch-style houses.

5. Lincoln

Directly east of Joshua is Lincoln, another residential Lancaster neighborhood. While the area is mainly homes, you can find a few shopping centers along East Avenue J. You can find some two-story homes as well as ranch homes in Lincoln.

6. Mariposa

Mariposa is a residential neighborhood home to a few parks like Mariposa Park. You’ll find a handful of restaurants along the southwest side of the neighborhood. Homes in Mariposa are mainly single-family homes.

7. Piute

Piute is a residential area with only homes. You won’t find any parks or restaurants, but you’re close to the heart of Lancaster. And there’s plenty to explore no matter where you’re living in Lancaster.

8. South Lancaster

South of Downtown is South Lancaster. You’ll find one park in the area, Jane Reynolds Park, as well as some restaurants. However, you’re just a short walk to Lancaster’s downtown.

9. Westside

On the west section of Lancaster you’ll find Westside, a more rural neighborhood. There aren’t many options for parks and recreation or restaurants, but it’s reasonably close to many of the other Lancaster neighborhoods. Many of the homes in Westside are on larger properties or you have the opportunity to purchase tracts of land to build your dream home on.
