About the Data
Redfin measures when Redfin.com users consistently search for homes outside their metro. A user counts as a migrant if they view 20+ for‑sale or rental listings in an origin–destination pair in a given month. For example, a Seattle user who views 20 homes in Phoenix in one month counts as a migrant. If they search multiple metros, we split their search activity: A Seattle user viewing 20 homes in Phoenix and 20 in San Diego in one month counts as half a migrant to each metro.
