High on the upper Riviera, with sweeping city & ocean views from every room and patio, this 2-story, 4 bedroom/5 bath Mediterranean estate, newly constructed in 2012, has the feel of a tastefully understated Moroccan palace. Decorative mosaic tile, parquet wood/tile flooring and wrought-iron lantern chandeliers lend a Moorish flavor to the spacious interior and add an exotic touch to the open portico-style cabana by the pool & jacuzzi, complete with its own fireplace and bathroom. Folding glass-paneled doors open the entire wall of the living room to the poolside patio and stunning views. Highlights of the gourmet kitchen are the La Cornue French stove, separate pizza oven, granite countertops, a deep copper farm sink and adjacent wine cellar and formal dining room. The downstairs master bedroom is appointed with a gas fireplace, French doors to the pool patio and a spa-like bathroom with walk-in steam shower and glass wall looking out to a private patio with outdoor tub. An elegant, mosaic-tiled staircase ascends from the grand entryway to the upper level and the main master bedroom with its gas fireplace, massive walk-in closet with built-ins and a large ocean/city view balcony. The 3rd bedroom has a connected sitting room, hall bathroom and private view balcony and the 4th bedroom is actually part of a potentially separate apartment that includes a sitting room, partial kitchenette, its own patio/balcony and dramatic staircase entrance. With the ambiance of a private retreat, this luxurious home is only minutes away from downtown Santa Barbara's distinctive dining, shopping and beautiful beaches.

RS-15
One-Family Residence Zone
This zone is intended to provide areas for single-unit housing on individual lots at appropriate low densities of one unit per legal lot with allowances for an Accessory Dwelling Unit or Two-Unit Residential Development when certain standards are met. Designators (e.g. -25, -15) refer to minimum lot size in thousands of square ft or, in the case of RS-1A, acres. The regulations for the RS Zone are intended to limit activities which would be inharmonious with or injurious to the preservation and character of a residential environment. Nonresidential uses are limited to those that support daily life of neighborhoods and complement surrounding residential development. Nonresidential uses are strictly limited in order to mitigate impacts associated with nonresidential uses such as: traffic, increased parking demand, light, glare, and noise.
