Mountain Views on Mission Ridge. Originally constructed in 1966, this serene ranch style home is both private and rural, while being just minutes from downtown Santa Barbara and Montecito. Featuring four bedrooms, and two-and-one-half baths, this approximately 2100 square-foot single-level home has dramatic mountain views framed by multiple French doors leading to a large private deck. Vaulted ceilings give the living room a sense of volume. Newly refinished oak flooring throughout most of the home give it a decidedly contemporary feel, while fireplaces in both the living and family rooms make it feel like home. Kitchen and baths are very functional as-is yet offer an opportunity for one to make them one's own. A large, detached accessory structure would make an ideal home office, art studio, or home gym. Additionally, the property has a large two-car garage, multiple citrus and stone fruit trees, is in the Roosevelt School attendance area, and is very near the Sheffield Open Space.

RS-1A
One-Family Residence Zone
This zone is intended to provide areas for single-unit housing on individual lots at appropriate low densities of one unit per legal lot with allowances for an Accessory Dwelling Unit or Two-Unit Residential Development when certain standards are met. Designators (e.g. -25, -15) refer to minimum lot size in thousands of square ft or, in the case of RS-1A, acres. The regulations for the RS Zone are intended to limit activities which would be inharmonious with or injurious to the preservation and character of a residential environment. Nonresidential uses are limited to those that support daily life of neighborhoods and complement surrounding residential development. Nonresidential uses are strictly limited in order to mitigate impacts associated with nonresidential uses such as: traffic, increased parking demand, light, glare, and noise.
