With a storybook setting overlooking the canal and the Towpath, this spectacular home in an esteemed Bowman’s Tower Farm, this small enclave is just four homes. The large center hall looks onto the dining room and the living room with transom topped doorways and a keystone arch leading to the family room, kitchen, and home office. Casual meals will be enjoyed in the renovated chef's kitchen with a large central island, Thermador appliances including a 6-burner range with a pot filler, and a farm sink. Watch the cross-country skiers and the bikers on the Towpath while sipping your morning coffee or get some exercise in the built-in swim spa on the composite deck before starting the day. For chores, the utility wing is neatly organized with a large laundry room that hides one of two powder rooms. The second is next to the fireside family room. Up split stairs accessed from the kitchen and the foyer, you’ll find four elegant bedrooms. Three connect directly to their own renovated bathrooms. The sumptuous main suite has an oversized sky-lit bathroom with a big soaking tub, oversized shower, and a huge walk-in closet. A composite deck off of the main bath overlooks the canal. Throughout, the finishes in this home are top-of-the-line with hand-crafted faux painted walls, wood floors, a whole house generator, a three-car garage…the list goes on. A small HOA fee provides exclusive access to a private “island” for use by residents nestled between the historic Delaware Canal and the Delaware River. Just minutes to downtown New Hope and Route 95 for easy commuting. No flood insurance is required.

Nestled away in secluded BOWMAN'S TOWER FARM which is located between the quaint towns of YARDLEY and NEW HOPE Boroughs, you will find this magnificently grand colonial home. Only a short distance from historic BOWMAN'S TOWER, this home features great views of the countryside and backs up to the peaceful DELAWARE CANAL. The property is professionally landscaped. The interior boasts unique designer touches throughout. Beginning with the two story entrance foyer with dramatic chandelier, you'll note the honeycombed shades and custom draperies which frame each window. The home features uniquely hand painted walls with custom colors all done by one individual painter. As you enter, to the left is the stately living room with built-in book cases and lighted sconces. An office/study is privately located next to the living room. Upon exiting the study you will find a powder room and the great room with vaulted ceilings and spectacular views of the backyard and canal. Note the marble propane gas fireplace for enjoyment with family or friends during those chilly nights. The great room cleverly melts into the gourmet Canon kitchen with antiqued cabinets and a trey ceiling of recessed lights above the center island which is large enough for family or friends to gather 'round and discuss the days events or to allow everyone to have a say in the meals to be prepared in the well appointed cooking area with custom decorated window archway. Off of the kitchen you'll find the convenience of an entry from either the 3 car garage or circular front driveway into the mud room/laundry room. Split stairs also lead up from the kitchen into the elongated hallway with double crown molding. From the kitchen or the formal entry foyer enter the elegant formal dining room. Upstairs you'll find the expansive master bedroom suite located away from the other bedrooms with Jacuzzi bath and tranquil views. Other unique touches are lighted walk-in closets and additional archways, a cedar closet in the master bedroom suite, central vacuum and alarm system. There are two 250 gallon oil tanks as well as two 75 gallon hot water heaters and 400 amp electrical service. Located near the towns of New Hope, Lambertville and Washington's Crossing, there are parks galore and access to New York and Philadelphia. For luxury living at its finest, do not miss this wonderful home to call your own.

Conservation Management District
The Conservation Management District consists of valuable natural resources such as woodlands, agricultural soils, floodplains, wetlands, aquifer recharge areas, and areas of steep slopes. The Conservation Management District is dependent on groundwater as the primary water source. Agriculture is a significant and an important use of land in the Conservation Management District. For these reasons, uses are permitted in both type and intensity which provide the maximum opportunities for open space in order to protect the natural resources and encourage the continuation of farming activities. Single-family detached, single-family detached cluster, and performance subdivisions are permitted, provided sewage disposal methods shall replenish the water table in accordance with the wastewater policies of the Joint Municipal Comprehensive Plan and the Sewage Facilities Plan Act 537 of the participating municipality where building or development is proposed. The use and ownership of open space within residential developments shall be designed to achieve the purposes noted above and to be compatible with other uses in the Conservation Management District.
