67.79 acre ranch planted in almonds with a custom 2,800+- sq ft 3 bd 3 ba home beautifully updated, maintained and set up for both indoor and outdoor entertaining. The orchard features aproximately 63 planted acres of almonds. Varieties include a mature block of Non Pareil, Carmel, Wood Colony, a peak producing block of Butte/Padre and a young block of Independence. Irrigation water is delivered via micro sprinklers and double line drip from water provided by the Turlock Irrigation District. Additional water can be delivered by an ag well on the property as well as a domestic well. Further features of this property include a large shop/barn with concrete floor as well as a horse barn with small pasture. This ranch is also enrolled in the Williamson Act. A property of this magnitude residing in TID does not come up for sale often in today's market and with SGMA water restrictions to be implemented in the very near future properties such as this will only appreciate and be valued at a much higher monetary value than others located outside of the Turlock Irrigation District.
