This meticulously maintained & updated home is available in the desirable Estates of Washington Crossing neighborhood! This home sits on a beautifully landscaped three-quarter acre lot. The backyard of this lot alone provides direct access to the 40 acre Brownsburg Park which features soccer fields, tennis courts, basketball courts & a playground. This neighborhood is completely protected from further development since it is surrounded on the other two sides by a 35-acre lot controlled by the neighborhood association and by the Woodedge Farms neighborhood next door. This 5,600-square foot home with a three-car garage has an expansive open floor plan, with plenty of light. Enter the home to a two-story foyer with an elegant butterfly staircase. To either side of the foyer are the formal living & dining rooms. Go forward to find the sun-drenched family room featuring cathedral ceilings with large windows, multiple skylights, a gas fireplace & the second-floor balcony overlooking the room. A spacious study complete with built-in bookcases & French doors connects the formal living room to the family room. Adjoining the family room on the other side is a massive open kitchen that was renovated in 2013. This kitchen is well-appointed with custom cabinetry, granite countertops, stainless steel appliances (including a double wall oven), a large island with a gas cooktop, bar-style seating for four, ample pantry space and a separate dining area. From the kitchen, there is direct access to a large deck with a retractable awning, allowing for comfortable entertaining on hot summer days. The second level features a lovely open landing overlooking the family room & foyer. The nearly 1,000 square foot master suite contains two sitting rooms, two walk-in closets, a master bath with a large spa tub, separate shower & dual vanities. Completing the second floor of the home is an additional three bedrooms and two full bathrooms. Lest we forget, there is an additional 1,400 square feet of living space in the finished basement along with hundreds of additional square feet of storage. This basement has direct access to the backyard as well as a full bathroom, so it could easily function as an in-law suite. The main room of the basement is a large entertainment area with a wet bar, fridge & microwave and has bar-style seating for four. With all these incredible amenities, this home is a must see for anyone looking in the area!

Conservation Management District
The Conservation Management District consists of valuable natural resources such as woodlands, agricultural soils, floodplains, wetlands, aquifer recharge areas, and areas of steep slopes. The Conservation Management District is dependent on groundwater as the primary water source. Agriculture is a significant and an important use of land in the Conservation Management District. For these reasons, uses are permitted in both type and intensity which provide the maximum opportunities for open space in order to protect the natural resources and encourage the continuation of farming activities. Single-family detached, single-family detached cluster, and performance subdivisions are permitted, provided sewage disposal methods shall replenish the water table in accordance with the wastewater policies of the Joint Municipal Comprehensive Plan and the Sewage Facilities Plan Act 537 of the participating municipality where building or development is proposed. The use and ownership of open space within residential developments shall be designed to achieve the purposes noted above and to be compatible with other uses in the Conservation Management District.
