An individual licensed to conduct appraisals for mortgage lenders. Appraisers can also be hired by contractors before a home remodel project, lawyers for litigation or by homeowners themselves. Appraisals can also be conducted during an estate settlement or a divorce to make sure the property is divided fairly. The qualifications for an appraiser vary by state, but usually involve special training and a college degree.
