Overall, not bad. Prompt response on both email and phone, handled most thing professionally. But anyone who wants to use Redfin agents please remember this - you get what you pay for. You need to go through all the documents carefully yourself, expect small / big mistakes here and there. Don't expect Redfin agent to do much presentation / negotiation. And be careful about their recommended contractor / inspector etc, they might be pricy. But well, with them earning that little commission (after tax it's less than 1%?), you can't expect too much right? :)

Jim and his team were a pleasure to work with through the home buying process. They were extremely knowledgeable, patient with our new homeowner questions and very responsive. They walked us through each step in the process and helped us work through challenges that arose. We appreciated Jim's candor and honest advice on a host of issues that required objectivity and felt like he was acting in our best interest. I didn't have very much exposure to Jim during the process. We talked for a while about the offer we wanted to make and he encouraged me to raise it, as well as make an "as-is" offer to make it more attractive. The offer was accepted and then everything else was taken care of by his assistant. I don't know whether to praise Jim for helping up get the offer accepted right away or if I should critique him for making me concede a bit on price and details.

Jim, Jen, and Jane handled both a home purchase and sale for me. I've already said how great they were with the purchase, but they also were great with the sale. Even though Redfin hasn't represented sellers nearly as much or long as they have buyers, so sometimes I could tell -- but Jim & Co. worked harder to make sure things got done, and got results. Plus you can't beat the price; the way it worked out, the purchase rebate paid for the sale commission!

I guess I got what I paid for - next to nothing. I needed to push several time for everything an agent is supposed to do, and I needed to keep correcting his mistakes. In the end, when a promise to "contact me through email or phone" turned out to be a lie - well, maybe he is too busy to remember the promise - I decided to stay away from this agent, forever.

Jim is there to answer questions with well thought out answers in a very timely manner, given the demands on his time. Jen, on Jim's team, is a valuable asset to help grease the wheels of a transaction and direct appropriate questions Jim's way when she isn't in a position to answer. I went into making an offer using Redfin with the expectation that I would do most of the legwork. However, I found Jim and his team to be there whenever additional assistance or followup was required. I also worked early on with Jane to see a lot of open houses, and was very happy with the objectiveness and professionalism from the overall team.

Jim helped us figure out a good price to offer on the house and stayed in ready communication with us throughout the purchasing process. His assistant proved particularly helpful, outlining all the steps that needed to be completed in a prompt fashion. The downside is that Redfin gives very little advice about the actual condition of the house when you're ready to buy, and you never have any human interaction with Jim. In addition, they seem to want to push you to get the deal done, although that's expected of any agent.

Jim was great. He was very responsive and persistent in getting answers from the selling agent. In a market that is heating up, that is the kind of agent everyone needs. One that can act quickly and execute well. Even though our aggressive offer was not accepted, we were among the top three bids. We lost as a clear sign that this is becoming a crazy market. I do, however, only recommend Redfin to people that can effectively use the tools on the site to make well thought out decisions. Redfin is a no frills service. You have to put in your own effort and research to win and earn half of their commission back.

The overall experience is positive. Jim is always quick to respond and Jen is very helpful, even though we never get a chance to see them in person. Everyone we met along the way is friendly. We will recommend them to Buyers who are readily self-educated on the real estate market and are able to get everything done in the cyber world. We take half point off due to the lack of inter-personal communication and advice on offer strategy. Compared to a one-man full service agent, Redfin Buyers will meet a few different people, need to run their own errands, and even converse with Seller's agent more often. Redfin agent may never physically see the house so he can not give you advice on any house condition issue when making an offer. We also encountered a communication crosshair broken at one time but no one stood at our side fighting for our rights. The downside can be partially compensated by the rebate saving. Redfin website is great but links for school distrct information may not be correct and can be improved. Rebate mailing was very fast too. We are 9.5/10 satisfied with our 1st time purchase with Jim and his team.

Jim was very professional and friendly. The whole process seemed very streamlined and Jim managed to help us beat out a competing offer. The only issue I had with using Redfin was that with the increase in the number of home sales over the summer Jim seemed a bit over-subscribed. I would highly recommend using Redfin to anyone who prefers using the internet to do their own research.

As first-time homebuyers, we appreciated Jim's experience and insights in guiding us through all the ins and outs of the process, especially strategic aspects like the offer amount, contract clauses, negotiations, etc. We particularly appreciated Jim's professional attitude, and we never felt rushed or pressured by him even after multiple offers and counteroffers with tight deadlines. We do wish that Jim could have helped more in coordinating with external parties like the mortgage company and the escrow company, as it was confusing at times to figure out which party needed which documents and whether the buyer or the seller was supposed to provide them, and we were concerned about closing on time due to this confusion.

Jim was good and quite helpful in understanding our needs. But, at times he is too busy to respond, reply to emails; may be he has multiple clients. I would appreciate his work ! Anyways, we were happy all along but, in the end got disappointed because our offer did not get accepted. We came 2nd in the race :-( May be Jim could influence us more in making our decision on the offer price. Looks like Redfin's agents don't have any incentive if the offer gets selected or rejected. I don't know but feel some other agents are very passionate about making their offers win and guide clients accordingly. Perhaps, I am first timer but I felt that instinct missing ! Finally, I won't blame it to anyone, may be we ran out of luck. Better try next time ! [Review edited by client on 08-10-2009]

Jim efficiently assisted us during the whole process. His main quality was the speed at which he replied to our emails and the clarity of his answers to our questions. As first time home buyers, we would have welcomed a bit more of personal advice though, whereas Jim provided us mostly with neutral objective comments. Our only real complaint goes to Jim's cell phone, which made us feel every time like we were sooo far away... Thanks Jim for helping us anyway. We are happy home owners now.

You pay nothing and in fact you get money back so, I have to agree with others in saying, "you get what you pay for". Basically a paper handling arrangement. Too slow to respond and react. In a bidding war?, forget about it. Not much expertise shared. We basically handled every detail of putting our deal together. Agent just filled out papers for us according to our instructions and faxed them. Terrible home inspectors, find your own, don't use redfin's referred inspectors. Service is not for the meak or lazy buyer. Put up with experience for the refund which came in handy when putting in a new kitchen after closing. May use service again but only because of the refund.

We discovered Redfin via its excellent website which allowed us to follow very easily the housing market and select the houses to visit. We had more information than any traditional agent could provide. When we were ready to make an offer, we hesitated a bit to use a Redfin agent fearing that he would be "shun" by his peers. The bad and stressful experience we had with a traditional agent and the attractive refund made us give Redfin a try which we don't regret at all. Jim was really accurate in his estimation of the house price, and never pressured us to offer more than necessary. As we were out of town at the close of escrow, they picked up the keys for us and came on July 4th to give them to us! Jim and his team were extremely professional and impressed us with the quality of their service. I absolutely recommend Redfin to anyone who want to buy an house without any hassle.

I'm sure Jim is a good agent. However I feel he have been overwhelmed with the amount of work. Because I can never get Jim on the phone. There was always a 24-48 hour turnaround. This was my first home purchase, and I felt I wasn't given the needed attention - explanation on the forms I was signing, run-through of the disclosure reports, details to timelines, and followup on the varing milestones in the home purchase status. I have only met Jim once in my whole transaction. There was no explanation on what the process entailed, until I brought it up to Jim. I felt there was a disconnect between Jim, my loan agent, and myself. I was constantly the one to ask for status. I would recommend Jim, if you're REALLY familiar with the home purchasing process. However if you're new and need some hand-holding, you might be want to reconsider.

I had the a most pleasant experience with Jim Holt and the Redfin staff. I would recommend Redfin to anyone in the Bay Area. We familiarized ourselves with the neighborhood through a sequence of open houses, then saw some houses with our touring agent Jane @ Redfin, submitted 2 bids with Jim, the second of which we closed on while getting our mortgage application in order. Jim + staff offered the full attention of a "full service" agency with email + physical coordination with super prompt attention.

Looking back, I can't believe I never met Jim. I literally called or emailed him at least 5 times a day for over a month. And as everyone says, he thoroughly replied and gave me complete answers to each of my questions, and reassured me and re-explained things when I had any doubts or felt anxious. Trust me- I had lists of questions in each email, and I'm connected to a computer terminal 24 hours a day, and Jim always replied to emails quickly, even on weekends and evenings. This was my first experience buying anything that required a (HUGE!) loan [special thanks to my mortgage loan officer, Theresa Allen, over at TheresaAllenLoans.com who even showed up at my final signing! :)], and I started out completely distrusting the system and felt like real estate agents were like car sales people (e.g., their gain means my loss). Although I believe that is still generally the case, I don't believe it is for Jim and the crew I worked with at Redfin. Jane (the only team member I met) was extremely friendly, and was always flexible when I was late or ran into delays, extensions, or had to wait an extra 2 hours for the carpet measuring people to complete their work after showing up late. Thank you Jane! Thank you Regina (another team member who kept all of my files organized and time-lines clear)! And thank you Jim!

Jim kept my interests of primary importance in the purchase of my home. He was always responsive and promptly kept me informed about any activity during the transaction. He always returned my phone calls or emails immediately. The timeframes in the purchase for releasing contingencies turned out to be too short and, this being by first home, I relied on Jim to advise me about the adequate timeframes. That being said, there were unforseen circumstances (the house didn't appraise) that made the timeframes difficult to meet. Overall, I would highly recommend Jim's services.

I love the concept and both the website and the brokerage seem to be very good. The only criticism I would make is that the two sometimes don't seem to work well together - the website sometimes makes promises on response time etc that the brokerage can't deliver on.

Jim was very professional and attentive to my homebuying needs, which were quite extensive given this was my first purchase. He was very thorough in all of his efforts and was helpful in keeping me in the loop as the process moved from one stage to the next. I also appreciated Jim's responsiveness as it never took very long to get a hold of him or to receive a response if I had requested something. I have dealt with other real estate agents and never came away very impressed as I felt like I was just another potential commission (not client) but I can confidently say that Jim and Redfin made me feel appreciated and valued as a client and this is just what I was looking for in a firm and realtor to represent me. We have initiated several offers with Redfin, and worked with several staff in the field and office. Communication and follow-up have sometimes been a challenge with other Redfin staff, but not Jim. Jim is supremely dependable, and by far the best communicator we've worked with at Redfin. Jim is excellent.The main challenge with the Redfin model seems like if the agent handling the offer has not seen the house, their ability to advise on how much to offer is limited.

Jim Holt was absolutely great! He and Regina worked together to make sure that everything went smoothly. We had bid on several houses in this area before getting into contract on this one. It never seemed like the other agent from the different agency represented us; instead, she seemed more interested in remaining one of the good ol' boys. Unfortunately, we were outbid for this house. I would recommend that you somehow create a slightly different form that shows sellers right away what the total proceeds are if you are using some of the Redfin refund as part of the price. I'm a bit concerned that sellers see the offer less the refund and don't completely understand that they are getting that refund as part of the offer price. Also, when I tour a home at an open house, I have learned no to mention Redfin because you get very bad treatment from the listing agent who tells you that Redfin is an unknown and not capable of negotiating.

Just get the word out. Consider advertising. Take a few ads out in some local print publications that are heavily used by local realitors such as the Palo Alto Weekly (http://www.paloaltoonline.com). The print edition is delivered twice a week for free and it is full of half-page listing ads. It is not your typical cheezy rag.

Several traditional realtors said "in a competitive situation, we will ignore Redfin bids" -- that seems illegal, but they said it. Obviously that is not great for us if we're trying to buy. Somehow you have to get around that perception.

Basically, it was mediocre service with a lot of whining at a much lower price than normal. I would recommend it to people who know what they are doing and are willing to manage all the details themselves. The basic idea is great but the execution left a lot to be desired. The technology seems fine, the basic structure of the roles seems fine. You probably need a basic shift in mindset: the bottom line is that you are a service company, not a technology company. Everyone that touches the customer needs to understand that. When I have a Senior Vice President chew me out for expecting a call back from an agent, it makes it clear that you don't understand that.

1. Since traditional real-estate agents are now beginning to offer 50% discounts to buyers, redfin's policy of touring only 2 houses for free might not work in the future. Buyers will consider the difference between 50% and 66% and see what else they're getting with traditional RE agents.2. Also, redfin works great in a buyer's market where houses stay on the market for several open houses before selling. Redfin should have an alternate plan for a seller's market where RE agents try to sell houses before they get on the market.3. I also found that my agent could pull out lot more info than I could. For instance, the agent was able to tell me that a particular property was re-listed with a different MLS number. Such information must be exposed to the end user.

Regarding question #9, you didn't list the two most important factors for me: 1) I didn't know if I could trust you to negotiate the best deal for me. (Some real estate agents say they are really good at that.). 2) I want to buy in Palo Alto. And the brokers there say they all know each other (implying they help each other). I thought Redfin's lack of being "good old buddies" with those brokers would hurt my chances of getting inside information or a price break.

I recommend because of the refund. Timeliness in response to setting up viewings was not as quick as indicated on web site. I would have liked more feedback in comps for structuring the offer. Jim, Regina, and Chris were all extremely friendly. The website often did not show properties that were listed on MLS. This information was forwarded back to Redfin when I noticed issues. I would recommend Redfin to people who are patient with the system and finding their own place, making their own offer. Lastly, I would like more assistance walking through the paperwork. I felt rushed to sign and meet deadlines when I was signing loan documents for escrow because they were late from lender/escrow. The bank/escrow did not seem familiar with Redfin's policy of crediting applied toward closing costs.

We had a positive experience with Redfin. We knew going in that it made sense for us, as we already had a good idea of what we were looking for and had been monitoring the market in the areas of our choice for several months already. We think that Redfin presents a viable and much needed alternative to traditional realtors. We really like the information Redfin provides on the website, and between Jim, Chris and Regina, we did not feel any less taken care of than we'd have been with a traditional agent. In fact in many ways it was a better experience. We always found all three of them to be very helpful and accomodating to our requests. The check at the end was very welcome too. Overall a very good experience for us.Keep up the good work!

Working with Jim Holt was great--he was knowledgeable, quick, responsive, and professional. Any reservations I had about working with a company that may lack certain connections to other realtors (and may, in fact, be seen as a threat to them) disappeared once we started working with Jim. While we didn't get the house we made an offer on (someone else outbid us), I felt confident in Jim's abilities to represent us. In fact, we are in the process of working with Jim on a offer for a different house. At first, Redfin struck me as a great idea IN THEORY--and I thought it was worth a shot. Working with Jim proved that it works IN PRACTICE as well. I have nothing but positive reactions to Redfin, and Jim Holt in particular.

I had the opportunity to interact with Glenn Kelman, and truly appreciate the openness to feedback. (BTW, when does the man sleep? I get answers to emails sent to support from him within 2 minutes)I wish you would support Safari on the Mac's. Such are the perils of using mapping software from Msoft.I wish you allowed me a way to search descriptions. I am interested particularly in houses built by Joseph Eichler. Right now I cannot figure out which ones are of interest to me.The UI does not contain info on when houses have either raised or dropped prices, so I have to visit other websites to get this info.It would be nice to have addition $/sqft information based on the plot area in addition to built up area. I compute this separately right now.I wish there were a way of figuring out which school a given house actually goes to. 'Nearby schools' is not good enough.I wish you would think about changing redfin's mission a little bit to make it a web development platform. I'd like to be able to use web services to do RE mashups of my own. You might be able to add value to consumers in ways you could not even think of (sorry, am I pontificating now?)I hope you guys succeed in shaking up the RE industry out of its fat cat slumber.

This is the third (unsuccessful) bid we've placed working with Redfin Direct. I continue to be impressed with the service, diligence and professionalism of the Redfin agents.Also, every time I meet with my mortgage broker, she's constantly berating us for not bidding more aggressively, we should have bought last year, what are we waiting for, we can afford more, we should work with her as a realtor, etc. It's really high-pressure and terrible working with her, but she's a friend of a family member and we feel trapped. What a refreshing contrast it is to work with Redfin. Jim has been really understanding of how much risk we want to take on, how aggressive vs. patient we can afford to be (month-to-month rental situation, no kids) in waiting for the right home at the right price.Traditional realtors and mortgage lenders are really forced into being high pressure. I *really* like the fact that Redfin not only is much less expensive but much more enjoyable to do business with.Jim has also been extremely accurate in forecasting the ultimate closing prices of homes we've bid on. It's clear he's got a great feel for the neighborhoods, understands comps and the market dynamics as well as any traditional "field" agent.Thank you to Jim and thank you to Redfin. We hope the fourth time bidding with you will be the charm.

(1) Would help if you have a online checklist that marked process status etc. Would also allow users to determine where they are within the whole cycle and what's coming up next.(2) Document sharing/management could be better. E.g. an online doc mgmt feature where you could organize and store all important documents. While Redfin does try and reduce paperwork, it's still a lot! Not necessarily Redfin's limitation, but its a value gap that only an online service could improve!
